Side return extensions: the Victorian terrace transformer

If you own a Victorian or Edwardian terrace in Palmers Green, Edmonton, Wood Green or anywhere across North London, you probably have a side return: that narrow strip of outside space beside the rear kitchen outrigger. Extending into it is the classic terrace transformation, turning a dark galley kitchen into a wide, light-filled kitchen diner without losing meaningful garden.

Why side returns work so well

  • The space is usually dead anyway: too narrow to sit in, a corridor for bins.
  • Widening the kitchen changes the whole ground floor plan, not just one room.
  • Rooflights or a glazed roof over the infill flood the middle of the house with light.
  • Combined with a small rear addition, a wrap-around gives the best of both.

What a side return costs

Side returns are structurally intense for their size: the outrigger wall usually comes out, replaced by steels, and the new roof needs careful junctions and drainage. Expect £2,500 to £3,000 per square metre for the build. A typical 12 to 15 square metre infill lands around £30,000 to £45,000 before the kitchen and glazing, and a full wrap-around with a new kitchen commonly reaches £90,000 to £120,000 all-in.

Planning and the party wall

Many side returns qualify as permitted development, though conservation areas (parts of Winchmore Hill and Bush Hill Park, for example) need a full application. Because you are building on or near the boundary, the Party Wall Act almost always applies, and we serve the notices as part of the job. Your neighbour’s light is protected by right-of-light rules, which good design respects from the start.

Design moves that earn their keep

  • A glazed roof or generous rooflights over the infill, this is where the magic comes from.
  • Level thresholds and one floor finish inside to out.
  • Exposed brick or a picture window to keep the terrace character.

Frequently asked questions

Do I lose much garden with a side return?+

Very little, which is the point. You are mostly enclosing space that was too narrow to use, and the garden proper stays.

Will my kitchen be out of action?+

For part of the build, yes. We sequence the work to keep a temporary kitchen running as long as possible and tell you honestly when the changeover happens.

How long does a side return take?+

Usually 12 to 16 weeks on site including the kitchen fit, a little longer for wrap-arounds.
